Common Defects With New Construction Homes

Are you thinking about buying a new construction home?

So, if you're shopping around for a new home and not sure if a home inspection is worth the investment, we could definitely show you the value. Contrary to popular belief, a new-construction home can come with some serious issues.

This is where a Professional Home Inspector comes in handy. This step is crucial and it is always in your best interest for an unbiased assessment of the home. Including this as a requirement of closing is a great idea, before you sign the papers and make your purchase.

But wait! I recently purchased a new construction home and never has it inspected. What should I do?

If you already purchased a new construction home and did not have a home inspection before you closed, now might be a good time to fit that in before the one-year warranty is up! Call and find out about our 11th-month warranty inspections!

Below is a list of commonly missed defects in new construction homes that may cause you to want to schedule an home inspection with us:

  • Disconnected exhaust vents inside your attic

  • Missing paint and caulk around windows, doors and fascia boards- waterproofing the exterior of a home is an important detail to prevent moisture intrusion

  • Grading and Drainage

  • Loose or cracked tiles

  • Missing grout and caulk inside showers and tub enclosures.

  • Improperly installed windows and doors

  • Leaking shower fixtures inside walls which could lead to water damage

  • Wind Mitigation Features missing labels or documentation

  • Missing insulation in the attic and/or crawlspace

  • Missing and damaged foundation wall vents

  • Roof Leaks

  • Foundation and structural defects

Regardless of how thorough the municipal inspector is; mistakes can be missed in the process.

It is our goal to help you avoid these common problems from the start, so that you can save time and money in the future.
